What the current smoke alarm rules require

Since 2022, properties being sold or leased in Queensland have been required to have interconnected photoelectric smoke alarms installed in line with the legislated requirements, meaning that when one alarm detects smoke, all interconnected alarms in the property sound. From 1 January 2027, this requirement extends to all dwellings in Queensland, not just those being sold or rented.

Photoelectric alarms are required under these rules because they are generally more responsive to smouldering fires than older ionisation-type alarms. Alarms must also meet Australian Standard AS 3786-2014, which sets out performance requirements for smoke alarms used in Australian homes.

Replacement alarms must meet the applicable Queensland requirements. Existing hardwired alarms must be replaced with hardwired photoelectric alarms; an old alarm should not be retained simply because its wiring is reusable. Check alarm age, condition and compatibility before planning interconnection.

    What installation involves

Installation starts with identifying the number and location of alarms required for the property, based on the home's layout, including bedrooms, hallways and each level of the dwelling. Interconnected alarms are then wired together, either hardwired through the existing electrical circuit where this is already in place, or using interconnected alarms suited to the property's wiring.

Once installed, each alarm is tested individually and as part of the interconnected group to confirm that triggering one alarm activates all others in the property. We explain the testing and maintenance routine for the alarms installed so you know how to keep them in working order between professional checks.

    Smoke alarm safety reminders

A working smoke alarm system is one part of home fire safety, alongside having an escape plan and keeping exits clear. If a smoke alarm sounds, treat it seriously and leave the property rather than investigating the cause first.

In the event of an actual fire, electric shock or injury, call 000 immediately. Smoke alarms should never be disconnected or have their batteries removed to stop nuisance alerts, as this leaves the property without protection; instead, the cause of the nuisance alerting should be investigated and resolved.

    Alarm locations and ongoing care

Queensland requirements include alarms in each bedroom, in hallways connecting bedrooms, and on each storey. If there is no connecting hallway, the layout needs assessment for the required location between bedrooms and other parts of the dwelling. Alarms must be interconnected, photoelectric, not also ionisation, and compliant with AS 3786-2014.

Where battery-powered alarms are permitted, use the required non-removable ten-year battery type. Follow the alarm instructions and Queensland guidance for testing, cleaning and replacement. For rental properties, responsibilities also include checks before a new tenancy; discuss these with your property manager rather than relying only on an installation date.

    Frequently asked questions

Do all Queensland homes need interconnected smoke alarms now?

Properties sold or leased since 2022 are required to have interconnected photoelectric smoke alarms. This requirement extends to all Queensland dwellings from 1 January 2027, regardless of whether the property is being sold or rented.

What type of smoke alarm does Queensland legislation require?

Queensland legislation requires photoelectric smoke alarms that meet Australian Standard AS 3786-2014, interconnected so that all alarms in the property sound when one detects smoke.

Can I keep my existing hardwired smoke alarms?

Existing wiring may be reusable after assessment, but alarm units must meet the applicable requirements and be within their service life. Hardwired alarms must be replaced with hardwired photoelectric alarms. Do not assume older alarms can be retained unchanged.

What should I do if my smoke alarm keeps going off for no reason?

Do not remove the battery or disconnect the alarm. Nuisance alerts can sometimes be caused by dust, steam, or an alarm nearing the end of its service life, and the cause should be investigated and resolved by a licensed electrician rather than leaving the alarm disconnected.

What should I do if a smoke alarm sounds during an actual fire?

Leave the property immediately using your planned escape route and call 000 once you are safe. Do not stay to investigate the source of smoke or fire.
